Quick answer: Sectional title transfers often take longer than freehold because there are extra admin requirements: managing agent documents, levy clearance, scheme rules, and sometimes trustee approvals.
If your transfer is stalling, it’s often not the Deeds Office. It’s sectional title admin that wasn’t started early enough.
Sectional title transfer checklist
- Managing agent contact details confirmed early
- Levy account up to date (or a plan is in place)
- Levy clearance / related certificates requested early
- Scheme rules and conduct rules requested (where needed)
- Trustee documentation and authorisations checked (where applicable)
- Unit details confirmed (section number, scheme name, participation quota where relevant)
- All OTP addenda and special conditions aligned with scheme requirements
